The Wheatfield Lakes Subdivision has two HOAs, but it is one community. All 219 homes are part of The Wheatfield Lakes Homeowners Association (also called The Master or Main HOA). However, as shown below, some homes ALSO fall within a sub-HOA, called the Villas at Wheatfield Lakes HOA.
The 70 homes located on Skylark Lane, the Patio Homes on Lakeside Drive, and the homes on Lakeside Drive that are located next to the Skylark Pond are included in BOTH associations and must abide by the rules, declarations, and boards of BOTH associations. Please see the maps below.
The 18 patio homes located on Lakeside Drive are considered “full maintenance” properties. Landscaping and snow removal are included in the monthly assessment fee on these patio homes.
It is also important to note that Skylark Lane is a private street, and the speed limit is 15 MPH. This street is maintained by the Villas. Parking is prohibited on Skylark Lane between the hours of 12 AM – 7 AM. During the day, please adhere to the parking restrictions. There is no parking on the outer-loop side of Skylark Sunday to Wednesday, and no parking on the inner-loop side of Skylark Thursday to Saturday.
All homes in the Wheatfield Lakes Subdivision fall under the Wheatfield Lakes HOA (also known as the Master HOA).
Only the homes on Skylark Lane, the Patio Homes on Lakeside Drive, and the homes located on Lakeside Drive around the Skylark Pond are included in the Villas at Wheatfield Lakes Association. These homes have to abide by the rules, regulations and bylaws of BOTH associations and pay dues to BOTH associations.
