Wheatfield Lakes consists of 219 homes accessible through two entry ways located on Jagow and Ferchen Roads. It is estimated that Wheatfield Lakes has a population of approximately 600 – 700 people.
The Wheatfield Lakes Homeowners Association (WLHOA) was incorporated as a non-profit in 2003 under the laws of the State Of New York. All homeowners within the Wheatfield Lakes community are part of the WLHOA. Per the By-laws, the WLHOA is governed by an elected 5-member Board of Directors (BOD) who can further contract with a third party property management company for property maintenance and other services as directed by the BOD. The WLHOA, through its elected Board and organized committees, is responsible for maintenance of Wheatfield Lakes common property, including the playground and neighborhood entrances.
The WLHOA Board’s primary duties are to: coordinate the collection of HOA dues; oversee budgetary and accounting affairs; administer contracts and legal support services; ensure proper maintenance is kept (e.g. landscaping and facility repairs) throughout the common areas for which the WLHOA owns and is responsible for; and to ensure that all homeowner’s and/or properties within the Wheatfield Lakes community are in compliance with the By-laws. All homes within Wheatfield Lakes are privately owned and the WLHOA does not perform/is not responsible for individual home or landscape maintenance, repair or pest control on private property.
While the WLHOA does not have responsibility for the repair and maintenance of private property, individual residences or vacant lots, the WLHOA Board and any contracted Management Company stand ready to advise private homeowners, wherever possible, in maintaining their respective private holdings in a manner consistent with the community standards and the governing documents.
Wheatfield Lakes has always been a beautiful community. Its beauty is maintained through effective organization, careful future planning, fiscal responsibility, diligent maintenance and, particularly, by the enthusiastic participation of all property owners in the constant community beautification and maintenance process.
